Long Island's accessory dwelling unit regulations vary significantly across municipal boundaries, creating a fragmented regulatory landscape for homeowners, designers, and housing professionals.
Through professional research, I examined how local zoning codes and permitting requirements shape opportunities for accessory apartments and ADUs across Long Island. My work involved reviewing municipal regulations, identifying key development constraints, organizing complex policy information, and exploring ways to communicate regulatory differences through clear visual and digital formats.

02 · The Research Question
How does the feasibility of creating an accessory dwelling unit change across Long Island's municipalities?
Although ADUs and accessory apartments can expand housing options within existing neighborhoods, their feasibility depends heavily on local regulations. Requirements concerning owner occupancy, lot size, unit size, parking, permitting, renewal, occupancy, and transfer of ownership can vary substantially between municipalities.
03 · What I Analyzed
I organized each municipality's rules into a consistent framework so they could be compared side by side:
Permitted UseIs an accessory apartment permitted, conditionally permitted, or prohibited?
Permit TypeAdministrative permit, special permit, variance, and similar pathways.
Lot + Building RequirementsMinimum lot area, existing building requirements, and eligible housing types.
Owner OccupancyWhether the owner must reside within the property.
Size + ConfigurationMaximum and minimum floor area, and attached or detached requirements.
Off-Street RequirementsAdditional parking required for the accessory unit.
RenewalWhether permits are permanent or require periodic renewal.
Transfer of TitleWhat happens to authorization when ownership changes.
